Minimum Night Requirements; Taxes.
From May 1st thru Columbus Day, 2 night minimums are required in the Bayside, Narragansett and Captain’s Suite for all stays. From May 1st thru Columbus Day, 2 night minimums are required in all rooms on weekend stays (stays originating on Friday or Saturday evenings). 3 night minimums may apply on holiday weeks or weekends or with respect to special events. From Columbus Day thru May 1st, 1 night minimums are permitted at the 1-night rate.
We are required to collect 13% tax (7% Rhode Island tax and 6% Hotel & Lodging tax) in addition to the daily rate.
Check-in is between 3 and 5 pm. If your travel plans cannot accommodate the check in time, arrangements must be made prior to your arrival. Guests arriving earlier than 3 pm may not be able to get into their rooms based on the cleaning schedule, but are welcome to drop off luggage and pick up keys.
Check-out is by 11 am.
All reservations require a deposit of 50% of the entire stay. Deposits may be made by credit card (Visa, MasterCard, Discover). We do not accept American Express. Credit cards are charged when the reservation is made, excpet for reservations that fall in the next calendar year. Deposits for reservations in the next calendar year are collected in the following January.
Your balance is due upon check out. We accept Visa, MasterCard, Discover, traveler’s checks, and cash for the remaining balance. If you would like to pay by personal check, we require a credit card number for our records. Your card will not be charged unless a check is returned. There is a $40 fee for returned checks. We are unable to accept checks from a non-US bank.
We request that you cancel your reservations with a minimum of 14 days notice prior to your scheduled arrival date. If cancelled with more than 14 days notice, a full refund of the deposit (minus a $50 processing fee) will be returned to you upon cancellation. If a reservation is canceled within 14 days of the arrival date, the deposit will be refunded (minus a $50 processing fee) only if we are able to rebook the room for the entire length of the reservation. There are no refunds for “no shows” or early departures. A “no show” is defined as any cancellation that occurs within 48 hours of check-in.
Breakfast is served from 8:00 am to 9:30 am. Please inform us of any dietary restrictions or allergies prior to your arrival and we will do our best to accommodate your request.
Each room only accommodates 2 persons, except for the Captain’s Suite, which accommodates up to 4 persons. Per RI State Law, we are a smoke free inn. Any guest smoking within the premises will be charged a $250 cleaning fee per incident and will be responsible for any damages and/or fines implemented by local and/or state authorities. This fee will be charged to your credit card after check-out.
Per RI State Law, the burning of candles or incense within the rooms is prohibited.
Pets (including service animals) are not allowed in the inn.
Children over 12 are welcome anytime. Children of any age are welcome if the entire house is rented by the same family/common guests.
The innkeeper’s residence is on the 1st floor.
