Minimum Night Requirements; Taxes.
2 night minimums are required in all rooms on weekend stays (stays originating on Friday or Saturday evenings).  2 night minimums are also required in the Bayside, Narragansett and Captain’s Suite on weekdays. The East Ferry and Lighthouse room may be rented for 1 night on weekdays, if available. 3 night minimums are required in all rooms during holiday weeks or weekends and with respect to the Newport music festivals.  We are required to collect 13% tax (7% sales tax and 6% Hotel tax) in addition to the daily rate.
Check-In and Check-Out
Check-in is between 3 and 5 pm. Guests will receive contactless check in instructions on the morning of their check-in date via text message or email. If guests require assistance with luggage, please call us to confirm our availability.  Check-out is by 11 am.
Deposits
All reservations require a deposit of 50% of the entire stay. Deposits may be made by credit card.  Credit cards are charged for the deposit when the reservation is made.  Your balance is due upon check out. If you would like to pay by personal check, we require a credit card number for our records. Your card will not be charged unless a check is returned. There is a $40 fee for returned checks. We are unable to accept
checks from a non-US bank.
Cancellations
We request that you cancel your reservations with a minimum of 14 days notice prior to your scheduled arrival date. If cancelled with more than 14 days notice, a full refund of the deposit (minus a $50 processing fee) will be returned to you upon cancellation. If a reservation is canceled within 14 days of the arrival date, the deposit will be refunded (minus a $50 processing fee) only if we are able to rebook the room for the entire length of the reservation. There are no refunds for “no shows” or early departures.  A “no show” is defined as any cancellation that occurs within 48 hours of check-in.

Breakfast Service
Breakfast is available for guests who reserve it prior to arrival and a payment of $15 per person per breakfast. Breakfast is served from 8:00 am to 9:30 am. Please inform us of any dietary restrictions or allergies prior to your arrival and we will do our best to accommodate your request.

General Policies
Each room only accommodates 2 persons, except for the Captain’s Suite, which accommodates up to 4 persons.  Per RI State Law, we are a smoke free inn. Any guest smoking within the premises will be charged a $500 cleaning fee per incident and will be responsible for any damages and/or fines implemented by local and/or state authorities.
This fee will be charged to your credit card after check-out.  Per RI State Law, the burning of candles or incense within the rooms is prohibited.
Pets (including service animals) are not allowed in the inn. 
Children over 12 are welcome anytime. 
The innkeeper’s residence is on the 1st floor.
