Rates are based on 2 adults per room.
A 3rd person can be added to select rooms with either a pullout chair or twin size role-away bed, by prior arrangement. There is an additional charge of $30/night. We do not have a room that will accommodate more than 3 people.
Friday and Saturday check−ins (May through Columbus Day) have a 2 night minimum.
Walk-in, one night stays are always welcome, depending on availability. (Call 401-423-0330)
We are required to collect 13% tax (7% Rhode Island tax and 6% Hotel & Lodging tax) in addition to the daily rate. |
Check-In/Check-Out |
Check-In
Check-in is between 3 and 4 pm. If your travel plans cannot accommodate the check in time, arrangements must be made prior to your arrival. Guests arriving earlier than 3 pm may not be able to get into their rooms based on the cleaning schedule, but are welcome to drop off luggage and pick up keys. If arriving late, and if we have not been notified of a late arrival, rooms may be given away to walk-in clients as we may assume you are a “no show’.
Check-Out
Check-out is by 11 am. There is an additional fee for late departure.

Deposits |
| All reservations require a deposit of one night’s stay. Deposits may be made by credit card (Visa, MasterCard, Discover) or personal check. Credit cards are charged when the reservation is made and checks are cashed upon receipt. Checks must be received 5 days after a reservation is made and 2 weeks prior to arrival.
For stays 5−nights or longer, a 50% deposit is required.
Your balance is due upon check in. We accept Visa, MasterCard, Discover, traveler’s checks, and cash. If you would like to pay by personal check, we require a credit card number for our records. Your card will not be charged unless a check is returned. There is a $40 fee for returned checks. We are unable to accept checks from a non-US bank. |
Cancellations |
| We request that you cancel your reservations with a minimum of 14 days notice prior to your scheduled arrival date. A full refund of the deposit (minus a $25 processing fee) will be returned to you upon cancellation. If a reservation is canceled within 14 days of the arrival date, the deposit will be refunded (minus a $25 processing fee) only if we are able to rebook the room. There are no refunds for "no shows" or early departures. |
Policies |
Breakfast is served from 8:00 am to 10:00 am. Please inform us of any dietary restrictions or allergies prior to your arrival and we will do our best to accommodate your request.
We reserve the option of placing guests with one night stays in another room at check in to allow us to accommodate guests with longer stays or guests needing a room for a 3rd person.
Per RI State Law, we are a smoke free inn. Any guest smoking within the premises will be charged a $250 cleaning fee per incident and will be responsible for any damages and/or fines implemented by local and/or state authorities. This fee will be charged to your credit card after check-out.
Per RI State Law, the burning of candles or incense within the rooms is prohibited.
No pets are allowed in the inn.
Children over 12 are welcome anytime.
The innkeeper’s quarters are located on the 3rd floor.
